The responsibility for the operation and management of these Villas belongs to the “Association” also known legally as the council of co-owners. The essence of that is that individual owners have the responsibility to see that the property is managed, maintained and protected.

Therefore Bluff Villas homeowners jointly own approximately 28 acres on a bluff adjoining Lake Wylie in beautiful and wonderfully secure gated River Hills. It currently offers incredible value to each homeowner when compared to similar facilities in the greater Charlotte area. We have tested this, believe me, we are fortunate to be here and the value is both a pleasant surprise and a puzzlement.

Magnificent Oaks, Hickory and other trees and shrubs shade and beautify our Villas. We own and maintain a large inviting swimming pool.

The local schools have wonderful reputations and the area is experiencing rapid growth. We feel safe here and our children and grandchildren have facilities (swimming, fishing, playgrounds, beaches, tennis, golf, etc) rarely found all in one area. These facilities tend to be either included or at an expense level unbelievably competitive.

We have neighbors who are spending time and energy beautifying the common areas near their units. Recent sales have shown increasing signs of greater recognized and realized property value.

We have a number of caring and responsible home owners who are now serving on committees and putting real energy in making this community thrive. We have a Grounds committee, a Pool committee, a Hand Book committee, a By Laws committee and Election committee that have and will continue to work hard for you. We have reinstituted the “area captains” concept to further our goal of community involvement and inclusiveness.
